There are always things that you may over look and a professional will know exactly what all might arise. Who covers costs due to damages made by the person letting the home? Who covers costs due to weather or unforseen conditions? A professional will know the answers straight-away and it will save you a lot of time and headache. Sure it will cost some extra but it will be worth it in the long run.

It may cost you a little bit extra but i can tell you from experience that you really should have a professional to handle the letting of your property... It also helps with the personal issues that may arise when you become friendly with the tennant and you have to demand unpaid rent or costs.

My grandmother once had an issue where she had become very good friends with a tenant and then when the person was 3 months past due and my grandmother needed the money, it was a HUGE ordeal.. I think the extra cost would be nothing compared to having to deal with someone who is upset.
