Re:list of costs involved. - 2006/07/13 18:19 Yes, it's important to think about all the costs involved. People don't always sit down and work it all out beforehand. It's good to actually get some sort of business plan prepared.

Re:list of costs involved. - 2006/07/17 08:39 There is also an often overlooked expense if one is considering a multi-unit property: Vacancy Rates! As leases expire, or tenants move out early, you must consider units remaining vacant for "X" number of months. (See, those college years I spent doing financial analysis for a commercial realtor paid off after all!!!)

Re:list of costs involved. - 2006/07/17 09:59 Yes, vacancy rate is a good point. You don't actually know how long a tenant will remain in a property. Obviously you have a tenancy agreement, with a minimum period, but beyond this, you don't really know how long they will stay.
