short term vs. long term - 2006/07/19 05:51 what are people's thoughts on short term renting versus long term renting?

pros and cons and the like.

im guessing short term rent would be more profitable if you are downtown..for tourists.

Re:short term vs. long term - 2006/07/20 21:37 Holiday apartments can bring in a good return on your investment, provided they are in the right area, such as a resort, or a big city which is popular with tourists.

Often business people and employees working away from home are put into short term rental apartments too.

Re:short term vs. long term - 2006/10/11 13:19 Long term rental is profitable since its stratched over a longer period of time. Short term, depending on the rent is kind of saling yourself short. I myself have never really been a fan of short term rentals.

Re:short term vs. long term - 2007/06/15 09:09 This could go either way. Depending on what your renting policy is short-term could prove very profitable. Say you charge $1000 non-refundable deposit with no specified contract time. The people decide to move out in only 2 months and don't damage the home. There is $1000 in your pocket. Then again, short term can prove frustrating when you have new renters who don't pay or up-keep the home.

Long-term renters are more likely to keep the home clean and pay their rent on time which saves you money on the up-keep or repairs.
