The villa is split into two independent apartments so you can live in one and then could rent out the other, use it for family and friends, an office..........

The ground floor apartment has a large double bedroom, separate shower room and kitchen/living area.

The upper apartment is accessed by sturdy wide, metal steps.

There is a large balcony running the length of the apartment with lovely views over the garden and fields. 

The upper apartment has a large open plan dining and living area with kitchen box and open fire. The kitchen is fitted with 2 ring hob, sink and cupboard space. The bedroom is spacious with wooden floor, and a wet room with shower, toilet and sink.

The property is well decorated with tiled floors, new PVC windows, new doors and all bathrooms and kitchens were new in 2006/2007. 

The property has been well maintained since and is regularly checked and cleaned and the garden kept under control. 

I bought the villa in 2006 and fully renovated it through out. I lived in the ground apartment permanently for a year or so while my new house was being built on the other side of the city and used the top apartment for guests. It is a lovely quiet and secure property, with decorative bars over the windows. 



The ground apartment leads out onto a large terrace, covered with vines. There is a shed/barn at the back of the house for storage and also a barn at the bottom of the garden - ideal for keeping chickens if you want fresh eggs. Or could turn it into a small guest annex or workshop. 

The garden has numerous fruit trees - peaches, apricots, apple, cherries and has been landscaped with paths, patio, grass and bushes. The garden has recently been strimmed and tidied and we will ensure it is done again prior to completion of any sale. No taking on a property with a jungle as your garden! The house will also be thoroughly cleaned before the new owner is handed the keys. 

Internet receiver is already connected but needs re-activating and satellite TV and a landline are all easily connected. 
Heating is from a wood-burner in the bedroom (not provided) downstairs or open fire upstairs or electric heaters. Central heating could be fitted with a boiler in the barn to the rear of the villa. 

The only minor issue with the villa is there is a leak from the toilet upstairs, although this simply trickles down the drain in the wet room and is not a problem and the stairs need a new coat of paint as old starting to flake off. 



The village is called Rakitnitca and is around 15km south of Stara Zagora in central Bulgaria, on the road to Chirpan and Plovdiv. The village has 2 or 3 decent shops selling all the basics and a couple of small cafes also serving basic food and a post office. The villa is ideally located to enjoy country and village life, grow your own vegetables, pick your own fruit, yet is only a 10 to 15 minute drive to the centre of Stara Zagora and large supermarkets such as Billa and Kaufland. The medical university of Stara Zagora and Veterinary university and clinic are around 10 minutes from the villa, on the edge of the city, giving access to good health care for both you and your pets. A short drive out of the city, on the same side as the villa, is Stara Zagora mineral spa baths, which have been there since Roman times and now boast new luxury spa hotels and swimming pools or there a massive, outdoor heated mineral spa pool around 40 minutes away. A massive golf course development is also planned for this area. 

Stara Zagora itself offers lots to do. There are Roman ruins, a brand new refurbished Opera house, Neolithic houses thought to be some of the oldest in Europe, a lovely tree lined boulevard for sitting in a cafe and enjoying the slow pace of life, shopping centres, parks and everything you would except from a modern city. There are a fair few expats living in the city and regular meet ups. Just north of Stara Zagora you have two massive lakes ideal for boating, fishing, swimming. And there is a small ski area in the Balkans close by. 



Chirpan is only 10 minutes from the villa and offers decent shopping facilities, internet cafe, a brand new expat community centre and an outdoor swimming pool complex. 

Within 5 minutes of the villa is the motorway junction from where it is less than an hour to Plovdiv, with its Roman amphitheatre, cobbled lanes and artistic culture and of course the airport with twice weekly flights by Ryan Air to the UK. 
Pamporovo ski resort is around an hour and a half away or Borovets is around 2 hours away. 

There are numerous historical and cultural monuments in the area from ancient mineral spas, to Thracian tombs. And of course it is very pretty with rolling hills and fields of lavender and poppies and vines. 

You are around two and half hours from Burgas on the coast, although once the new motorway in completed (likely to be another 4 or 5 years), the route should be much quicker and about two and half hours to Sofia. You can also get scheduled and charter flights into Sofia and Burgas. There are regular buses through to Chripan and Stara Zagora.  The coach from Sofia runs through the village and you can be dropped off there.
