WATERFALL FARMS is located at the foot of the Langeberg Mountains in the Breede River Valley between the towns of Robertson and Worcester, and comprises 367 hectares of mountain geography with diverse fauna and flora. Waterfall farms is also part of the Rooiberg-Breederiver Conservancy of about 20 000 ha of diverse fauna and flora with more than 1 400 different plants and 12 different vegetation types. The current owners have undertaken initiatives to develop it into a Health and Nature Retreat who host mostly self catering groups of up to 60 guests. The accommodation is rented out to tourists, church/school groups, team building activities etc. There is also a 4 x 4 route on the property.. The only farming activity is endurance horses which they export mainly to Dubai. At the beginning of 2009 they formed ERA (Endurance Riding Academy) to train students in endurance riding and related equestrian skills. More detail as per Annexure A. During April 2009 the first FEI (Federation Equestrian International) endurance ride was offered at Waterfall Farms. This is a mayor motivation for the future development of the property. The present owner is a member of ERASA (Endurance Ride Ass. Of S.A.) which consist at present of 2 560 paying members. This is also a good target market for future accommodation related business. According to the Town Planners (level 7) the present unique equine related activities on the property could provide a strong motivation to get the rezoning for a resort zone or even an Equestrian Estate plus a hotel site. After negotiations with the relevant Town planning official at the Breede River Wynland Municipality Level 7 report as follows: “He was very excited and confirmed the project’s importance with regard to promoting tourism to the area and the simultaneous impact on job creation.” This will ensure that about 24 further chalets could be built during Phase 1 and a possible further 36 in Phase 2. Chalets sold should give each a net income of R750 000 to R900 000. If the chalets are sold the investors still own an income producing Health an Nature Retreat which could possibly be rezoned as a hotel site with at present a 1200 sq.m guest house sleeping 32 people plus 2 bedroom cottage A huge source of building sand is on the property. Sand sell at R160 per sq.m. and this could pay for part of the development. The independent valuation of the property by a professional valuer is R14.4m, with a bond of about R570 000. The property could by sold or a share of the property with the present owner as partner. Should you require further information, the owner can be contacted on 0827848948.{mosimage}
